I LOVE, LOVE, LOVE  Fixer Houses!

Besides flipping houses, I taught Design Psychology and House Flipping at local colleges and universities. My family came up with a design formula that sold our flips in as little as three hours. My husband supervised the build of 17 houses. Our son graduated from Harvard with a degree in Architecture, and I researched Design Psychology at the University of Florida. I also sent my son countless questions for further design research at Harvard.

My late husband and I flipped so many houses I lost count. I wrote a few books about fixing and flipping houses that are out of date now. Please don’t pay exorbitant prices for my books. I’ll give them to you. More important—today’s real estate market conditions partnered with current Design Psychology practices ensure your best return on investment.

Caution: Most beginning buyers follow online companies like Zillow, who owns Trulia. These websites keep sold properties up, so they have more inventory. Realtor dot com is a Canadian company and doesn’t post all listings. Frequently, these companies mislead buyers and sellers. Their values are way off, both high and low. All of these real estate listing websites make money by charging real estate agents to put their business next to other agent’s listings. I paid Zillow under contract for a year—$2,800 a month. The first year, I made money. Then they sold my territory to 18 other agents when the Zipcode only had ten sales a month average. Zillow made more money than I did from my hard work. Many listing agents now keep their listings private from these websites. Real estate agents have access to real listings and sales—live.

Warning: Do not waste your money on programs or books, teaching you how to flip houses. No one sells homes for no money down today. Many investors who want you to scout for them cheat the sellers, and you don’t want any part of that, especially with present-day laws concerning Elder Abuse

If you want to start in real estate without any money down, please don’t waste your time. The best way to begin buying houses is to secure your own first-time homeowner’s loan for a place to call home (We are always happy to help you get the perfect home.) My husband and I started in the 70s and lived in most of our fixers. We moved every ten months within the same neighborhood. If you already own your home, it may be possible to put a second on it to buy another fixer home.

One way to get started flipping houses is to sell your home and buy two fixers, one to live in and one to fix and flip. You can help pay for your mortgage if you buy a home with an ADU (Accessory Dwelling Unit.) Many cities changed their zoning to allow ADUs to meet increased housing demands.

Is the real estate market crashing because of the pandemic?

A huge demand exists today for housing. Many people are fleeing crowded cities to live in the country. Housing prices differ city by city. Experts help you in changing market conditions. Sometimes, it makes little difference to pay more for a personal home because the value fluctuates with the economy. And, your monthly mortgage payment should be less than the cost of leasing. Putting money into a real estate is usually safer than investing in stocks. If you’re not great at saving money in your bank, save money in home equity.

Besides increased demand and fewer listings, most US homes with mortgages have 50% or more equity. More equity is unlike the last housing crisis, which caused the recession when many mortgages were upside down.

I used to post fixer houses on my websites. Because of the listing shortage of available Southern California homes, fixers sell within a few hours of hitting the market.

If you want a fixer today, you need the following items before you search for a bargain home to purchase:

  1. You need a significant down payment and a large deposit to get your offer considered.
  2. You need your financing arranged and a letter from your lender stating you are ready to sign loan docs to submit with any Purchase Agreement.
  3. You need to understand how to fix a house up fast, on cost, and prepare for emergencies like plumbing leaks or broken air conditioners.
